Operating hours on the website shared that it would be open from 11 a.m. to 9 p.m. Monday through Thursday, 11 a.m. Friday, 9 a.m.-10 p.m. Saturday, and 9 a.m.-9 p.m. Sunday. Weekend brunch on The Drive gets a new option once the doors open.
The Sign That Isn't a Building Yet
Farther down Edgewater, the sign residents keep asking about is Edgewater Market Gardens. It's worth reading carefully. A new sign has appeared along Edgewater Drive in College Park advertising a proposed redevelopment called Edgewater Market Gardens. The project is being marketed as a future retail and dining destination, with commercial listings projecting a Fall 2026 delivery.
Here's the part that gets left out of the excitement:
The site is currently being marketed for lease by Pure Properties Group, though no tenants have been announced and there is no visible construction activity or publicly confirmed permitting timeline. The property is still home to operating businesses, including Form Function Form, which remains open as of publication. No public information has been released regarding closures, relocations, or whether the redevelopment could occur in phases.
Translation for anyone deciding whether to keep walking to Form Function Form for a leather repair: nothing has changed on the ground. A Fall 2026 delivery target on a project without permits or announced tenants, on a lot with active retail still in it, is a leasing goal rather than a construction schedule. The interesting question isn't when Edgewater Market Gardens opens. It's whether the block absorbs a mid-density retail center at all, given that the existing Drive is built around single-storefront independents.
What's Actually Open Between Princeton and Par

Adriatico. College Park and Adriatico are a perfect match. The Orlando neighborhood certainly has some good, or good enough, restaurants. But it's been missing a quaint trattoria, the sort of Italian place with a mom-and-pop feel, one that's comfortable, homey and immediately familiar. That's Adriatico. The "mom and pop" owners are Marco and Rosetta Cudazzo. She runs the dining room, greeting guests with a matronly welcome, and he does the cooking, demonstrating the skills he most recently plied at the estimable Terramia.
Pizza Bruno. The College Park location is the second address for a concept that earned recognition at its Curry Ford West original. Dig into fresh pasta and homemade sauces at Turci Pasta, or enjoy gourmet pies and world-class garlic knots at Pizza Bruno, sister restaurant to the MICHELIN Recommended original in Curry Ford West Main Street.
Turci Pasta. Fresh pasta, small room, best used for weeknight takeout when you don't want to cook and don't want to sit down.
The Castle. An authentic Irish pub has joined the College Park community. Still a relatively new restaurant in Orlando, The Castle is already beloved by those who live in College Park. Stop by for authentic Irish fare, this place is run by folks from Ireland, after all.
The Soda Fountain and Dog House. The after-dinner pairing most residents already use without thinking about it. Whether you're craving something sweet after your meal or just looking for a late-night nosh, The Soda Fountain hits the spot. Split a sundae between two, or grab a cone and wander down Edgewater for a walk. For those looking for a boozy late-night treat, check out their "Adult Menu," featuring milkshakes made with liqueurs like Kahlua, Spiced Rum, Bailey's Irish Cream, and Guinness Beer. Dog House sits right next door.
Set those next to Olea Taverna's arrival and the pattern is coherent. Edgewater is filling closed anchor slots with independent operators who already run rooms in adjacent Orlando Main Street districts. That's a different story than the one you'd get from a headline about a marketed redevelopment.
The Retail Layer, Because The Drive Isn't Only Food
The shopping list still holds. Local retailers with a wide range of merchandise include Good Crowd, Bijou's Boutique and Ritzy Rags. Form Function Form focuses on handmade leather goods, Orange Cycle has anything and everything to do with bicycling, and Foundation is a hip music and clothing store. The one to keep an eye on is Form Function Form, since it sits inside the Edgewater Market Gardens footprint. Until leasing news breaks, the shop is open and doing what it's always done.
There is also a piece of literary trivia most residents know but new arrivals often don't. Famed author Jack Kerouac started writing The Dharma Bums while living in a College Park cottage from 1957 to 1958, the same period during which On the Road was published. Today, The Kerouac Project gives a rotating lineup of up-and-coming authors the chance to write and sleep in the same historic home. The Kerouac House on Clouser Avenue is a short walk off The Drive and worth folding into a weekend when a visiting friend asks what makes the neighborhood different from Winter Park.
